Tulsa Real Estate Trend Market Report~June 2008

The following market statistics has been compiled from the Tulsa Board of REALTORS for the period beginning June 1, 2008 and ending June 30, 2008.

With 2,159 homes listed with Tulsa real estate agents you can clearly see that the realtors have been working hard. There are 1339 sales pending and another 1182 that have closed. The average time a home has been on the market has dropped sharply from an already low 58 days in May to 49 days in June.

Around the nation home prices have been treading water, so to speak. Not so here, I am pleased to report the average sales price has jumped from $156,938 in May to $175,133 in June. The average listing price for June 2008 was $196,153.

It has been a great month for Tulsa real estate. One sale to mention would be a breathtaking Sheridan Oaks Estate home. This home closed on June 3rd for $2,850,000. A beautiful 11,732 square foot home nestled on just over an acre of land with a pool, 4 bedrooms, 8 baths, 5 fireplaces and a 5 car garage.

Jenks, OK Homes Gear up for Car and Truck Show

 Jenks, Ok homes are in for a great time with awesome cars, great food and fun activities for the kids. The Tulsa Vette Set is hosting this year's annual car and truck show in Jenk's. "A Hot Night in August" will take place August 16th starting at 3:00pm and ending around 8:00pm. Families from Tulsa homes and beyond will be flocking to the Oklahoma Aquarium for this show.

If you would like to enter the show registration starts at 3:00pm and ends at 5:00pm. When it comes to real estate terms you may be hearing this relatively new term being used. I will try and explain it to you and hope you see what it could mean to you. Simply put a "short sale" is when a mortgage lender agrees to the sale of a home for less than what is owed on it. Some Tulsa,OK homes may be up for "short sale" giving buyers the chance to capture a great home at a greatly reduced sale price. A short sale will also help the sellers save their credit and pride from being hurt by avoiding  full foreclosure actions. A short sale will still negatively affect your credit. The financial institution does not have to accept any short sale offer. The mortgage lender has to determine what they will accept and IF they will accept a contract. The financial institution has to determine if it will benefit more from a short sale or a foreclosure. The difference is usually applied to the mortgagees income for the year.

It is possible you may have to make offers on several different houses. So come ready with lots of patience and you may go away very satisfied.

Bixby is Oklahoma’s fastest growing community. Bixby, OK homes are located in Tulsa County along the beautiful banks of the Arkansas River on the outskirts of Tulsa. Bixby covers approximately 70 square miles. The current student population is around 4,400.
