Broken Arrow Real Estate Featured New Home Builder ~ Shaw Homes

Tulsa OK Real Estate Area Attraction ~ Utica Square

Believe it or not, just fifty years ago, Utica Square was considered to be on the outskirts of town!  Nowadays, it is best known as an anchor of midtown Tulsa and one of the best places to shop, hands down!

Opening in May 1952, Utica Square was Tulsa's first suburban shopping center and to this day, one of the most beautifully landscaped and designed; artistically manicured gardens and trees along with the old fashioned lampposts, various clocks and the garden's bronze fountain and statue make this a very special place to shop.

Over the course of the past years, Utica Square has put together ongoing events, such as Summer's 5th Night Art in the Square and Lights On!  These are all free events and has been a great way to bring the community together year after year.  Summer's Fifth Night is held each Thursday (beginning May 21st this year, 2009), featuring live music and runs all summer long.   From jazz to rock to country music, there's something different every Thursday night, starting at 7 p.m.

Saturday, October 3rd, 2009, is the date set for Art in the Square, where over 90 local artists showcase their beautiful and creative work.  Watercolors, stained glass, pottery, sculpture and woodturning are some of the featured pieces.

November 26th, 2009, will be the traditional (for over 40 years) Lights On! holiday event at Utica Square.  For the little ones, Santa Claus will be there to take part in the countdown of over 7000,000 lights are lit up on over 175 trees. 

If you haven't visited Utica Square, located at the corner of E21st St S and S Utica Ave, then maybe now is the time.  With designer shops including Miss Jackson's, Williams-Sonoma, Saks Fifth Avenue, Pottery Barn and Pier 1 Imports, there's something for everyone and anyone.

The trend continues to stay solid and in a positive direction for home owners, with the number of days the Tulsa OK homes taking to sell maintaining at around 60, and the sale prices increasing by approximately $8,000 compared to the December single family home sales.  Please feel free to bookmark this site to watch the market trends and statistics throughout the year.

Tulsa OK Home & Garden Show 2009
 

Renowned as the first new home products show in the nation, this year marks the 59th Annual Greater Tulsa Home & Garden Show, presented by the Home Builders Association of Greater Tulsa.

This yearly event has been a Tulsa tradition since 1949, and this year is no exception to its whole family adventure (no wonder it is aptly named "The Adventures of the 2009 Greater Tulsa Home & Garden Show"!)  It is also the largest and oldest Home & Garden Show in the area, consisting of over 450 exhibitors.  The tradition is being held at the QuikTrip Center at Expo Square (Tulsa County Fairgrounds 21st and Pittsburg), and begins on March 12th at 5 p.m. and runs through March 15th until 6 p.m.

This year's show will be even more memorable, with the featured traveling King Tut exhibit, which will showcase more than 250 quality replica artifacts, direct from Egypt.  Located on the lower level of the Show, this will be the first time this kind of exhibit will have been displayed in Oklahoma. 

Additionally, there will be a second feature, a gigantic freestanding structure made from playing cards which can be found on the upper level of the center; constructed and prominently displayed by the world-famous, Guinness world-record holder, Cardstacker, Bryan Berg.  Consisting of more than 300 decks of playing cards (over 15,000 cards!), the Egyptian-themed structure will begin its construction on Friday and will be ongoing throughout the Show, with its completion being anticipated for Sunday, March 15th.

The cost for attending this show is $8 for adults, $7 for seniors and children under 12 are admitted free (with a paying adult).   Onsite child care will be provided by Playtime Plus during Show hours, plus there will be free shuttle service on the weekend from Hale High School (6960 E 21st) and valet parking and wheelchairs will be available.

How the Stimulus Plan May Help Tulsa, OK Homeowners

If you are the owner of a Tulsa, Ok home that is facing problems due to the economy, there may be good news for you. This month, the President has approved a lending plan that will help millions of Americans. This is a $75 million dollar "Homeowner Stability Initiative" which would give the lenders of mortgages an incentive to lower monthly payments to about 4 million homeowners who are very close to losing their homes to bankruptcy.

Tulsa homes would qualify for this break if the lenders in the area agree to go along with the plan the President has proposed. The President said in no uncertain terms that everyone across the nation is suffering due to the home mortgage crisis. A temporary solution to help those who need it the most is the aim of the plan. The ultimate goal for the plan is to get the cooperation of lenders in lowering homeowner’s payments.

Those who own Tulsa homes, for instance, who are facing bankruptcy, would not have to pay more than 31% of their income for their mortgage note. This would not, according to the Obama administration, save every home. However, it would mean help to many Americans who need it desperately at this point.

When the President met with mortgage investors, he decided this plan was the right one to provide the incentives and penalties for the mortgage companies to participate. The lenders are not as thrilled with the President’s plan to allow bankruptcy judges to lower terms on primary home loans.

Homeowners here in Tulsa, and throughout America, are looking to the President for help. The lenders would voluntarily participate in the programs. But homeowners who desperately need a fix to keep their homes are looking on the bright side and hoping the lenders go along with the plan.

This plan is $25 billion larger than the original plan that had been discussed. But the plan is to help keep up to 9 million homeowners from being evicted. This ultimate outcome would be the stabilization of the housing markets.

Tulsa, OK real estate that will be a part of this plan may also benefit from another part of the plan. This part is aimed for those who live in homes that the market value at this point in time is below the amount still owed on the home, although this epidemic is not as profound here than in many, many other large cities thoughout the U.S.  In addition, the program will help those who need to refinance. Many of the homes are already appraising below what the person owes. For these people, the smartest way is to refinance but lenders are not keen on this solution.

The homes that are owned by Fannie Mae or Freddie Mac will do so, however, because of the Treasury Department will provide a subsidy of up to $200 billion in losses. This plan includes both mortgage companies. Tulsa homes owned by either of these two companies will be eligible for refinancing thanks to the new government.

Tulsa Real Estate Trend Market Report ~ Fourth Quarter 2008

This month I am diving deeper into the history of the market trends of Tulsa OK real estate by giving you not only the statistics for the fourth quarter of 2008 - October through December - but also an overview of the trends surrounding the past 3 years!  You can also view prior month's market trend reports by visiting my previous blog pages.

As you can see from this overview, average home sale prices are steadily increasing and the number of days on market is very neutral, and also very short when comparing to other states throughout the US.  The list to sold ratio (price home was listed for versus price home was sold for) is also exceptionally high over the course of the last years.  The Tulsa OK Real Estate market is solid, even though sales are down a modest amount (approximately 110 less homes each month were sold last year versus the previous two years) and the inventory of Single Family Homes is also relatively the same as previous years too.

Also unlike other states, Tulsa OK is seeing about the same foreclosures in the area, but somewhat more short sales; with the ongoing economic status we are experiencing, this is to be expected.

Tulsa OK Community Events at Expo Square ~ February 2009

Proud to be the home of more than 400 enticing events each and every year, at the Mid-town's Expo Square there's something for everyone to take part in and enjoy!  With a 76-foot Golden Driller confidently placed at its entrance, the Expo Square is an attraction in itself!   This is the place to be for many of Tulsa attractions, including the Tulsa State Fair (with its renowned Oklahoma Sugar Art Show), Fair Meadows horse racing and simulcast, Big Splash Water Park, the Tulsa Drillers AA Baseball,  not to mention one of the nation's premium equine and livestock facilities.  Throughout the year and every year, both national and international horse events and shows return due to the excellent facilities it offers. 

Known as one of the world's largest clear span buildings, the Expo Square's QuikTrip Center, provides 350,000 square feet of space under a cable-suspended roof that is lit up each night. The historic 1932 Pavilion (proudly displaying its colorful Art Deco architecture), is the Center's pride and joy.

There are two major events being held during the month of February 2009 at the Expo Square - the Tulsa Women's Living Expo (beginning at Noon on Friday, February 13th and ending Sunday, Friday 15th at 5 p.m.), where women will be "Entertained, Enlightened and Energized"!
