How to be Creative in Buying Your First Tulsa, OK Home

Everyone wants a home of their own but what if the necessary down payment and financing for the home you want are just not within reach. Do not panic! There are ways you can own your own home that may not be the most conventional method but nonetheless you can allow you to own your Tulsa, OK home.

 

One option is to "Buy A Fixer Upper"

 

This can be a way to buy that Tulsa, OK real estate that you have been wanting for some time. Find the right home that needs some rehabilitation.

 

Pros: You can find a home that you can afford and with a little ingenuity, the home can become worth more money. You do not have to live there. You can always rent the home after it is renovated. This is a great source of income.

 

Cons: You may be in a hurry to complete the home especially if you decide to sell. The mistakes that are made when someone is rushing could cause problems later. Have the home checked out thoroughly. Sometimes major problems do not show up right away.

 

Another option is to "Find a Partner"

With the housing market the way it is today, the buyer can get a good deal if they play their cards right. When purchasing Tulsa, OK real estate, according to statistics on the housing market the price is actually increasing slightly in this area, but this depends on the area in which you are thinking of buying. Due to falling interest rates and the economy it has been a buyer’s market, which is good news for those looking for a home. 

 

This is what most people like to see when it comes to buying a home. But they wonder if now is the right time to buy. What if the prices go even lower? That is one question you may be asking, but you also might ask, “What if the prices start to go up?”   Which they inevitably will.  Then you will be upset with yourself for not buying at the lower price. Realtors cannot second guess the housing market either. When they tell you it is a great time to buy, they are speaking of the present. It might be even better later, but it might not. The Golf Club of Oklahoma in Broken Arrow, OK was designed with the avid golfer in mind. Tournaments and golfing events for men, ladies, and couples are an ongoing venue for those who belong to this private club. With community in mind, The Golf Club of Oklahoma is the place to meet others who are as enthusiastic about golf as you are. Social events and holidays are especially fun-filled times for members of this golfing club. The 27,000 square foot clubhouse contains a dining room, ladies locker room, meeting rooms for business, and a three-level men’s locker room. The portico, which provides a wonderful view of the courses, is the same length as the clubhouse.

 

The course is designed with a rolling landscape, huge oaks, and a lake. The tee placements will permit golfers the choice of a friendly game of golf at 6,211 yards or for the more serious-minded players; the championship tees offer a challenge. Members of The Golf Club of Oklahoma who want to go on a golf retreat weekend have a choice of four guest cottages containing 18 bedrooms. These cottages are on the golf course and are a statement to the golfing enthusiasm shown here because they are decorated with golf memorabilia.   So if you have friends staying in town and your Broken Arrow, OK home won’t house everyone, you’ll have a great place to offer them.

 

A practice course for the members contains a driving range with 13 sets of tees. These tees are on three levels which are aimed at seven target greens. Part of this may be due to the commitment made in 2003 by the city to seek out new businesses and work on getting new residents to make the move to Bixby, OK real estate. Bixby, OK School Information

Bixby, OK schools are one of a select few that have a reputation for having an excellent curriculum. Due to their fine tradition of excellence, the city can rest assured their citizens are getting the best education to send them into the world prepared for anything. As a matter of fact, this is why many families purchase Bixby, OK real estate and live here, so their child may have the opportunity to attend these schools. The support and involvement of the parents in the school is another belief that the people of this area believe in tremendously.

 

There are approximately 70 square miles of school district in Bixby and the district serves 3,800 students. The Bixby school district is striving to be the best school district in the state of Oklahoma. The goals have been to provide every child with the best in education and involve the community in the school process. They believe parents should be very involved and supportive of the school system and that the instructional methods not become stagnant but change to meet the needs of the students.

Tulsa, OK Real Estate Home Inspections – What To Expect

As the seller of a Tulsa, OK real estate property, you have a prospective buyer. They have been touring the available Tulsa homes and have chosen yours as the one to purchase. One aspect of a sales contract is the home inspection (although sometimes this is not scheduled during every contract – such as with new homes – a home inspection is normally a part of the selling process).  The price is often contingent upon the underlying issues that can suddenly make an appearance when a home inspection is done.

 

As the Tulsa home owner, through your licensed real estate agent, you have already provided any issues they know about in your disclosure, so this should not be a surprise to anyone. The home inspection should proceed without any hitches and the prospective buyers will be informed of anything perceived as a problem should the need arise. As long as you have had any minor issues taken care of and prepared your home for the inspector, everything should go smoothly.

 

The inspector will normally look at the outside of the home first and then proceed with the inside including the attic and basement (if the home has either, or both, of these). Once this is done they will give their report to the real estate agent and prospective buyers and any issues will be brought up and discussed between the buyer and sellers. Since any major issues that arise during the inspection may be just cause for the purchase not to go to closing, it is reason enough for Tulsa OK real estate sellers to be diligent in both keeping their homes in the best shape possible throughout their possession time and being honest with their disclosures.

How to have a smoother Tulsa Home Inspection

A home inspection is one thing every prospective buyer will normally insist upon. This is sometimes required by law depending upon the area of the country in which you reside. When readying your Tulsa home for an inspection there are a few things you should do to make this process go smoother. And remember, the inspector will be there to do his/her job and nothing else. They are not interested in your opinion of your home. They make their own decisions according to what they see.

 

The cleanliness of the home will speak a lot about how well you have taken care of it. There should be a general cleaning before the inspector is due. Make sure all areas are free of clutter so the flow of the home is easy for the inspector to make his rounds. If you have small children, their toys and games should all be picked up and put away. If you have inside pets, put them outside for the inspection or in crates. The easier you make the process the faster it will go.

 

When getting your home ready for the inspection, make sure you have checked all the items the inspector will check. A thorough run of your Tulsa home ahead of the inspector will alert you to any last minute problems that might require a repair before inspection day. This includes making sure that all lights have bulbs. This is one of the things the inspector will check and they may say a light fixture does not work over a blown bulb!

By giving your home a good inspection yourself you will have the chance to take care of anything that could have a negative impact on the inspector’s report. Tulsa Real Estate Trend Market Report ~ September 2008

Below is the market statistics for September 2008.  I have also included the numbers for August 2008 as well for comparison.   You can view prior month's market trend reports by visiting my previus blog pages.

With school back in full swing, the number of homes sold decreased again during the month of August, which is indicative for this time of year.  The number of days it takes on average for a Tulsa single family property to sell is still very low, when comparing it to other similarly sized cities throughout America.  But remember, this isn't just ANY city!  Tulsa, Oklahoma was named the 5th best place to live in the United States!  See more information about this great achievement on my previous blog too!
